Land Transfer Tax
BC charges 1% on the first $200K, 2% to $2M, then 3%. Ontario uses a tiered structure topping at 2.5% over $2M, plus a Toronto municipal LTT that effectively doubles the rate. Alberta and Saskatchewan have no LTT.
Legal & title fees
Budget $1,500 to $2,500 for a real estate lawyer, plus around $350 for title insurance. These costs are similar across provinces.
Inspection & appraisal
Expect $400-$600 for a home inspection and $300-$500 for an appraisal if your lender requires one. First-time buyers in Ontario, BC, and PEI may qualify for LTT rebates.
